Roofing Budget: Unexpected Factors to Watch Out For

Your roofing plans should always have contingencies for unexpected things. Not having them can inflate your roofing budget, causing delays or even stall the project altogether. Here’s a look at the common factors that you should watch for when planning your roofing budget.

Have a Contingency Budget

A contingency budget is an “emergency” budget that should be worth about 10% to 20% of the estimated roofing cost. The reason why this is not part of the estimate is because, if all goes according to plan, you won’t need to use it. In case something unexpected happens (which we will get in detail below), you’ll have the means to make sure the project is completed on time.

But why have such a budget at all? The simplest explanation is that unexpected problems are usually discovered while the project is underway. While your roofer should have the means to fix the problem, the costs are not covered by the original quote or estimate and will need to be tacked on to the final price.

Common Factors to Watch Out For

  • Old roofing.  If you’re replacing a decades-old roof, it may not be compliant with modern building codes anymore. A roofer may not be able to spot code compliance issues until after the old roofing is removed. In such cases, the roofer will need to rebuild the framing, which will require labor hours and more materials.
  • Mold.  Mold thrives in warm and humid areas, such as in the attic. They will need to be removed before the new roof can be installed. Remediation by professionals may also need to be done if mold is found to spread in the living areas, which can stall roof installation.
  • Rot.  Water infiltration through the roof deck may cause rot. Since the roof deck is covered by layers of roofing, insulation, and other materials, rot can spread sight unseen, and won’t get discovered until the old roofing is removed.
  • Poor roofing design.  If you are not the house’s first owner, there is a chance that the old roof may have been built by a DIYer or an inexperienced roofer. Poor roof design typically leads to a weak structure (as in it can only accommodate light roofing materials) and water traps that may not be visible until the old roof is torn down.
