3 Reasons Roof Membranes Fail at the Seams

  1. Weathering.  Over time, the constant exposure of your roof membrane to severe weather elements can result in an array of problems. Heavy winds, for example, can start to pull seams away from your roof, while rain and snow can cause shrinkage and brittleness due to increased moisture content. Although weathering is normal and expected, it is still crucial that you maintain your roof regularly to prevent its premature deterioration.
  1. Improper Insulation.  Your roof needs sufficient insulation secured to it. Otherwise, it could warp and suffer from swelling under the membrane. And as a result, it would pull on the seams and cause tears in various locations.
  1. Poor Installation.  In any roofing system, substandard installation — more particularly, poor workmanship in sealing seams — is an all-too-common reason behind the failure of new systems. Regardless of the adhesion methods utilized — whether asphalt or heat welder — the seam will ultimately be faulty if both faces of the seam are not sealed at once. Other signs of poor workmanship include seams that have not been meticulously and properly fused in thermoplastic or modified-bitumen installations, seams that have not been applied correctly on EPDM membranes, and built-up roof seams with voids and dry laps. During installation, wrinkles in the membrane will also create voids in the flashing seams.
