When Are Commercial Roof Coatings a Viable Option?

A commercial roof coating is a fluid-applied coating used on an already completed roof to give it an extra layer of protection.

There are two types of roof coating available: 

Elastomeric and emulsion. Elastomeric coatings have an elastic property that adapts well to changes in temperature. They protect the roof from moisture seepage. Emulsion coatings, on the other hand, are a mix of bitumen and water with an emulsifying agent to keep the consistency even. They are suitable for use with the built-up or modified bitumen roofing system.

According to roof repair experts, using a roof coating is viable under the following circumstances.

  • When you want to extend the life of a roof by providing protection against ultraviolet rays and other elements.

  • When you want to restore a moderately aged roof.

  • When the original roof coatings have deteriorated.

  • When you want to reduce cooling costs.

  • When you want to improve the appearance of the roof.

While a roof coating may save you from tearing the roof entirely to replace it, there are some conditions wherein roof coating application is not advisable. If the commercial roofing is really in a bad state, leaking, and prone to ponding, it will make more sense to replace the roof entirely than to apply a roof coating.
