Some will often resort to sweet-talking you into parting with your cash only to perform sloppy work—or not show up at all.

They Want You to Pay in Full

There is no reason why you should pay in full upfront. It de-incentivizes good work because the contractor has already been paid, and they can simply do their jobs haphazardly because no matter what they do it’s money in the bank.

In terms of down payment or deposit in good faith, it shouldn’t be anything more than 10% of the total cost. This covers either roof repair or replacement. If the roofer demands more, look somewhere else.

They Don’t Need Permits

Permits are a requirement in almost every building project, roofing included. Some states require that you secure a permit before replacing your roof, while some leave it to your homeowners’ association or the neighborhood itself.

Either way, if your contractor tells you that you don’t need a permit, you risk running headfirst into a legal wall. Worse, if the roof has been constructed and state officials find out about it, you would be penalized and the roof torn down.
