House Buying: 5 Roof-Related Questions to Ask

It’s important to take your time when buying a new home because it’s possibly the biggest purchase you’ll ever make. While most homeowners are primarily focused on aesthetics, it is also important to take its utilities and systems into account, particularly the roof. Asking questions pertaining to it is recommended, so you won’t have to deal with the hassle of finding out that it has numerous issues upon moving in.

1. “Who installed your roof?”  It helps to know who did the roofing work. Get the name of the contractor from the previous homeowner and look it up online. There, you can search their local standing and years of expertise in the field. If you don’t get a good result, get in touch with another residential and  commercial roof repair  company so they can perform a more thorough examination to find out the overall condition of the roof.

2. “What’s the age of your roof?”  You need to find out the age of the roof from your seller first. You’ll be able to foresee problems and have a sense of when you should replace your roof.

3. “When was the last inspection?”  Routine inspections and maintenance are key to ensuring the longevity and performance of roofing systems. Residential and  commercial roofing contractors  recommend having them checked at least once or twice a year or after a severe storm. Make sure to ask the previous owner of the property about this important piece of information.

4. “Is the roof warranty still valid and transferrable?”  Roofing warranties come in two basic categories. You are guarded against product flaws by a manufacturer’s or material warranty, whereas a workmanship warranty covers poor installation. Ask about the status and transferability of the roofing warranties from your seller. Consider your options carefully before buying a roof if the warranty cannot be transferred.

5. “Have there been any repairs or damage?”  It’s beneficial to understand the harm the roof has endured over its life span and the necessary repairs done to fix the issue. Such information should help you decide whether the roof can still be repaired in case it gets damaged or a replacement is due. Additionally, be sure to know who repaired the roof so you may contact them if an issue occurs.
