A Handy Guide to Flat Roofs

Larry Walty II • July 22, 2021

Flat roofs are an exceedingly popular choice for commercial buildings. Flat roof options help to free up internal space and are often cheaper than pitched roof options as they require fewer materials to cover the same roof span. There is also the scope to incorporate a green roof onto the flat structure.

One of the most trusted  commercial roofing contractors , Larry Walty Roofing & Guttering Inc., gives you a little insight into the popular flat roofing materials as well as how to determine whether you have the best roof for your business.

What Are the Advantages Of Using a Flat Roof?

  • Frees up internal space
  • Immeasurable flexibility
  • They help to keep the internal temperature stable
  • Get none of the impression of bulk that you get with a pitched roof.
  • Cheaper to construct or do  roof repair  than pitched roofs and need less material to cover the same span

Types of Commercial Flat Roofing Systems

  • Built-up Roofing (BUR)

BUR systems feature a continuous and semi-flexible membrane made of felt or fabric layers (called plies). They’re relatively easy to repair and are extremely durable.

  • Thermoplastic Single-Ply Membrane Roofing (PVC & TPO)

PVC (polyvinyl chloride) and TPO (thermoplastic polyolefin) roofs offer the big benefits of reflectivity. These roofs are often white in color and offer high chemical resistance.

  • Thermoset Single-Ply Membrane Roofing (EPDM)

EPDM stands for Ethylene Propylene Diene Monomer, which is a rubber-like material. EPDM has an advantage in the industry with its “tried and true” technology—it’s been used by professionals for the last 40+ years.

  • Modified Bitumen Roofing (Mod Bit or MB)

One of the significant benefits of MB roofing is its ability to handle regular foot traffic versus some single-ply membranes, mainly because it’s much thicker. It is also relatively easy to install compared to BUR or even EPDM, as it typically does not require the use of heat.

  • Garden or Green Roofing Systems

Garden roofing systems offer amazing “green” benefits, especially in urban settings. These beautiful and eco-friendly rooftop gardens consist of a multi-layered roofing system that both protects the building beneath it and supports living vegetation above.
