4 Things to Expect During a Professional Roofing Inspection

Regular inspections are an essential part of roofing maintenance because they help make sure that major yet preventable problems like roofing leaks never happen. Knowing what happens during a roof inspection can help you figure out a good day to schedule it. In today’s post, Larry Walty Roofing & Guttering Inc. discusses the things you should expect in a typical roof inspection.

1. Structural Inspection  – The roof’s structural components include the framing, the soffits and fascia, and the gutters. Masonry such as chimneys may also be considered as part of the roofing structure. During the inspection, a roofer will lookout for signs of sagging and uneven roof planes. The roof vents at the ridges and soffits will also be checked for airflow. Chimneys and vent pipes may be inspected for cracks, missing grout, and other signs of damage.

2. Material Inspection  – The roofer will take a closer look at the materials that make up the outer roofing. This includes the flashing and fasteners in addition to asphalt shingles, sheet metal, tile, or slate. A trained roofer should easily recognize signs of wear: for example, they may find eroded granules on a worn-out asphalt shingle roof, or blistering and corrosion on a metal roof.

3. Interior Inspection  – The roofer will need to climb into the attic and look for signs of water infiltration, particularly water stains and how far they go. This can help determine the extent of repair work that will need to be done, as well as its associated cost. Other signs that indicate moisture damage include mold, rot, and “bleeding” posts – that is, rust from fasteners getting in contact with moisture. Also, some types of roof insulation form clump when they get in contact with moisture.

4. Workmanship Inspection  – Installation mistakes can happen and may get overlooked for some time after the fact. A roof inspector will look out for problems in workmanship, such as incorrect flashing, that may increase the risks of damage in the future. If your roof has an active workmanship warranty, you may be able to have these issues corrected at little to no cost.
